Founding Story
America's housing landscape is stressed, grappling with an undersupply and a spiraling cost of living. A significant reason behind this is restrictive zoning, which has left the US short of over 5.5 million homes. This has led to a situation where nearly half of all renters spend 30% or more of their income on rent.
Inspired by this challenge, Scott, Kevin, Jack and Tucker set out to create new housing options. Bequall created the Single Family Studio based on years of rental experience and by working with leading architects like CBT, trusted general contractors, and leading manufacturers of factory-built housing across the country. This resulted in a design for a truly dynamic living experience in efficient, highly intentional spaces. With experience in multifamily developments, hospitality, coastal marinas, airstream campgrounds, and microloft developments, the team is well-positioned to design spaces that people would embrace, not endure.
We launched in Sacramento County, the housing policy capital of the country, where over 100 supportive housing bills have passed in recent years. These bills have reduced the friction and increased the opportunity to build new housing. Our goal is to establish a model for new, high quality, and more sustainable housing development that can be scaled nationwide.
Cities and States across the country are making zoning changes to allow homeowners to build secondary homes on their properties – commonly referred to as Accessory Dwelling Units (ADUs), granny flats, casitas, in-law suites, carriage houses, and guest houses. Following the compounding, multiyear efforts of state-wide zoning reform in California, an impressive one-third of all permits issued in Los Angeles in 2022 were for ADUs. Moreover, homes with an ADU in LA sold for 24% more than similar homes without one from 2017-2021.
